Floor System	Mud sills, girders, 2 x 10 floor joists 16” o.c., blocking and ¾” t & g plywood Option for Truss Joist I-Beams (TJI)
Midfloor / Loft	2 x 8 floor system, blocking and ¾” plywood. Option for glue lam beams w/ 2 x 6 t & g whitewood decking, ½” particle board underlayment
Roof System	2 x 10 raftered roof system, glue lam beams, ½” plywood sheathing. Option for glue lam open beam ceilings, purlin wedges & 2 x 6 decking, ½” plywood sheathing Option for scissor trusses or standard trusses

Items not included in Cedar Homes of Washington home packages are:

Transportation, engineering fees, building permit fees, nails, cabinets, floor coverings, sheetrock, stain / paint, foundation or masonry work, exterior stairs to grade, plumbing, heating, electrical, fireplace(s), construction labor, excavation and site preparation.
